Ask an owner in this sector what stops them doubling and almost nobody says work. They say engineers. Demand for detection servicing, extinguisher maintenance, emergency lighting testing and fire door inspection is set by duties that sit on the building owner, not by the state of the economy, so the constraint moves to whoever can staff the visits.

That has a direct consequence for value, and it is one owners rarely think of as a commercial matter. A buyer is not purchasing a run rate; it is purchasing the capacity to keep delivering it and to add to it. A firm with a full, qualified, retained team is buying that buyer twelve to eighteen months of recruitment it would otherwise have to do itself, in a market where it is already competing for the same people.

It also changes what an acquirer worries about. In most trades the question is whether the customers stay. Here the first question is usually whether the engineers stay, because losing four of them removes the ability to service the contracts that were the reason for the purchase.

There is a second-order effect that appears in the accounts rather than in the conversation. Where a firm cannot recruit, it subcontracts, and subcontracted servicing carries thinner margin and weaker control of the record. A buyer looking at a margin that has drifted down across three years will usually find subcontract cost behind it, and will ask what proportion of your contracted visits are actually delivered by your own people.

The QualificationCompetence is being formalised, and that makes a qualified team scarcer

The bar has been raised deliberately. Under BAFE SP203-1 Scheme V8, nominated lead individuals for design, installation, commissioning and handover, and maintenance must hold a Level 3 or higher regulated qualification, and certificated organisations were given twenty-four months from 1 November 2023 to comply. That deadline falls on 1 November 2025, and a module whose lead individual does not hold the qualification faces suspension and then withdrawal of that scope.

Whatever you think of the mechanism, the effect on the market is straightforward. Qualified lead individuals become scarcer and more valuable, and a business that already has them holds something an acquirer cannot assemble by advertising. This is the sharpest current example of the general rule in this sector, which is that competence, once evidenced, is the asset.

If your own position is not settled, the remaining months are worth using properly. Confirm which named individuals sit behind each module of your registration, confirm the qualification each of them holds against what the scheme now expects, and book anything outstanding rather than assuming it will be waved through. Suspension of a module is a commercial event, not a paperwork one.

The EvidenceHow to make a stable workforce visible to a buyer

Retention is claimed by every seller and evidenced by very few, so the evidence itself is worth building. An engineer schedule showing name, role, qualification, certification currency, start date and length of service does more for a buyer's confidence than any assurance in a meeting, because it can be checked against the payroll.

Pay and terms matter alongside it, and honesty here is cheaper than the alternative. If the team is materially under market, the buyer will work that out in diligence and price the correction it expects to make, usually less generously than you would. Employment costs rose again this April with the employer National Insurance rate at 15% and the secondary threshold at £5,000, so a buyer is already modelling a higher cost base than it was a year ago.

Succession inside the team is worth documenting as well, because it answers the question a buyer is really asking. An apprentice taken on four years ago who now holds a qualification and runs their own van is evidence that the business produces engineers rather than merely competing for them. That is a materially different proposition from a team assembled entirely by recruitment, and it is the sort of thing owners forget to mention.

The strongest position is undramatic: a team that is qualified, documented, paid sensibly and not wholly dependent on the owner's personal loyalty. Firms that reach it are easier to sell, and in the meantime they are considerably easier to run.
